Reap The Rewards of What You Sowed

With construction completed to the highest of building and energy efficiency standards your investment will help you to secure your financial future.

The simple fact is that for New Zealand to meet the projected demand for housing in our city centres it is essential to reconfigure our usable land. And while land prices soar the ability to build on existing land is simply a no-brainer. Everyone’s heard the term “make your MONEY
work for you” well the same can be said about making your biggest asset, LAND, work for you.

In the process of providing improved housing density, existing landowners will benefit enormously, either becoming mortgage free sooner, providing a passive income or helping family enter the property market. The options can vary but one thing will be certain. Those that go down this path are likely to be more financially secure!

To manage land usage local authorities, use zoning to determine how different areas are utilised, developed, or protected. All land throughout New Zealand, including land in coastal marine areas, has a zone.

Each zone has rules specifying things like:

  • What you can build
  • How high you’re allowed to build
  • How you can use the land
  • What sort of activities you can use buildings or land for (housing, business, offices, light or heavy industrial, etc.
  • The rules also cover things like how far apart houses have to be, how much outdoor space they need to have, and how many dwellings you can build on a site.

While this may seem like an exciting opportunity for landowners; the development journey is complex. It must start with clever design and intelligent planning.

Factors that may influence whether your subdivision would be allowed, include:

  • The size of your property
  • The zone your property is in (different zones have different minimum areas for new
  • subdivided lots)
  • Whether there are existing dwellings on the land or if there is an existing land use
  • consent for more dwellings
  • Whether the ground is stable or prone to hazards (e.g., flooding, erosion, or
  • contamination)
  • If there are any restrictions on existing titles
  • Whether new stormwater or wastewater drainage is necessary or if existing pipes may need to be upgraded.
  • Vehicle access, parking, and manoeuvring.
  • Green Homes New Zealand can provide you with sound advice that will ensure that this sizeable asset is cared for.
